Essential (20% of monthly rental income) is built for long-term let properties — tenant placement, RERA-compliant contracts, Ejari, rent collection, inspections and reporting. Premium (25%) is designed for short-stay portfolios and adds Airbnb and Booking.com optimisation, professional photography, dynamic pricing, 24/7 guest communication, post-stay cleaning and smart-lock management.
Yes. Full regulatory administration is included across every package — RERA registration, Ejari contract registration and renewal, Dubai Land Department filings, escrow handling where relevant, and insurance coordination. Your property is fully compliant from onboarding onward.
That is where we excel. Many of our owners are based in London and across Europe. You receive a single named manager and regular reporting, while we handle everything on the ground — tenants, guests, maintenance, compliance and rent — so your Dubai asset runs without you needing to be here.
Rent is collected on your behalf and disbursed to you with a clear statement — monthly for long-let mandates, and on an agreed cycle for short-stay income. Our management fee is deducted transparently, so you always see gross income, costs and net proceeds.
The management fee covers coordination and oversight. Works themselves — renovation, deep cleaning, furniture and transportation, photography — are quoted separately as add-on services (renovation from AED 5,000, deep cleaning from AED 300, photography AED 800, furniture and transport by custom quote), always approved by you before we proceed.
Terms are agreed case by case and kept deliberately flexible. We would rather retain your business on results than on a lock-in — which is reflected in our 98% client retention rate.
